Landlord Gas Safety Certificate (CP12) in North & West London
Annual gas safety checks for rented homes, with the gas safety record (CP12) you need. Arranged around you and your tenants.

UK landlords must have every gas appliance, fitting and flue in a rented property checked by a Gas Safe registered engineer every year, and give tenants a copy of the gas safety record. This is a legal requirement under the Gas Safety (Installation and Use) Regulations 1998.
We carry out the check, record the results and issue the certificate. If anything fails, we explain what needs doing and what it will cost. We are happy to arrange access directly with your tenants or letting agent, for one property or several.
What the check covers
- Boilers, gas fires, cookers and hobs in the property
- Gas tightness of the installation
- Flues and ventilation for each appliance
- Burner pressure and gas rate where needed
- Safety devices on each appliance
- A gas safety record (CP12) for your files and your tenants
You need a check if
- You let a property with gas appliances
- Your current certificate expires within the next month
- You have a new tenant moving in
- You have had a new gas appliance fitted
- You manage several properties and want one engineer for all of them
What affects the price
A gas safety check is priced per property, depending on the number of gas appliances. Landlords often book a boiler service on the same visit. If an appliance fails the check, we quote for the repair before doing any work.
“First time Ive used MST Plumbing and I was impressed. Quoted a fair price and the team arrived on time. Did a quality job and even cleaned up after them. Will definitely use them again.”

Questions
Landlord Gas Safety Certificates: common questions
How often do landlords need a gas safety certificate?
Every 12 months. You must keep the record for at least two years and give a copy to existing tenants within 28 days of the check, and to new tenants before they move in.
What does CP12 mean?
CP12 is the common name for a landlord gas safety record. It shows each gas appliance in the property has been checked by a Gas Safe registered engineer.
What happens if an appliance fails?
We explain the problem and make the appliance safe. If it is dangerous, we may have to turn it off. We then quote for the repair or replacement so you can get the property compliant.
Can you arrange access with my tenants?
Yes. Give us your tenant's details and we will arrange a time directly, then send the certificate to you.
